The Government of India has identified Mumbai - Delhi route as the Industrial corridor which is designed to cover 10 km on both side of National Highway and “Vapi to Baroda Belt” is within its territory. Since Gas greed, Bullet Train & effluent disposal drainage system will be given by Central Government in Industrial Corridor, “Vapi to Baroda Belt” will be benefited by the entire new infrastructure, which will boost to Industrialization.
“Vapi to Baroda Belt” is already a well developed industrial area. In fact Vapi and its surroundings is the biggest industrial belt of the Asia.Because of strategic location advantage like almost in mid of the two mega city Mumbai and Surat which is only 120 km away from Vapi on either side, linkage to National Highway network, availability of Broad Gauge Railway, availability of adequate water because of good amount of rain in the surrounding area and perennial river like Daman Ganga and other, availability of cheap labour because of nearby tribal area etc. factors have contributed to the development of Vapi as the prominent industrial area.
Because of very high cost of the land in the nearby Metro city like Ahmedabad, Mumbai and Surat, big industrial houses have already put up their units in “Vapi to Baroda Belt”. In fact there is trend to switch over industry from near by mega city to this belt. Beauty of the costal area of Daman and luster green belt of Selvasa and development of beautiful resorts/hotels and other picnic points at this place are taking care of entertainment need of the industrialist, executives and other persons as well. All such availability has made this belt a favorite destination for the industry.
State Government is planning to develop a major Port, at Umargaon, which is only 20 km far from Vapi and an International Airport near Dharmpur town, which is only 40 km far from Vapi. This too will give a boost to the International Trade.

The promoter of the company Mr. Apurva Sheth is in the estate development/construction activity since 1992 and based on his rich experience it is his specific finding that 80 % requirement of the houses are from the middle income/lower income group and against that 80 % of the estate developers are planning for the residential need of 20 % of the people only who are known as higher middle class/creamy layer of the society
Though the demand from the segment of middle income group/lower income group is huge so far housing requirement is concerned, because of the financial constraint of the middle income/lower income group they are having limited purchasing power/small budget .Because of this fact they can not go for some decent residential accommodation even though they wish for that and hence demand from this segment lack the glamour.
It's always a dream of person to have his own house. If it becomes possible for him within his limited budget to have his house with all the required amenities like good quality construction in a well developed town ship having all the infrastructure facilities like good road, drainage system, water availability at the door, street light, community hall, school for the children, children park and medical facilities etc. then he will be more then pleased and will certainly prefer to have his residence over there.

Even out of this existing 20% of the estate developers only 5% of the builders have got their brand image in the “Vapi to Baroda Belt”.
Thus it is quite clear that there is no much competition in the demand area which is 85% of the total demand.
